ROOF
INSPECTION BY
HOME INSPECTOR NJ - The client will receive a
complete detailed report on the condition of the roof.
Starting with the slope of the roof and how many layers of
shingles are installed . We will identify the type of
shingles, an estimate of the age of the shingles, and give an
estimate as to the remaining life of the shingles. Along with
the shingles, the roof flashings will be examined and
evaluated. In conjunction with the roof inspection, our home
inspector NJ will detail the condition of any plumbing vents
and chimneys. A very important aspect of the roof inspection
is the settlement of the roof structure. Settlement with older
homes is expected but if the roof has some really low areas,
it could be a sign of rafter problems or sheeting wood root.

investigation will be done to determine the cause of the

RAIN
GUTTERS AND DOWNSPOUTS INSPECTED BY CERTIFIED

INSPECTORS - Water is the enemy to a home owner. The rain
gutters and downspouts are of extreme importance. It is
estimated that over 50% of the water problems in the basement
are from improper water control and direction from the down
spouts. In addition to water in the basement, improper water
control will also cause wood rot and termites. To our
NJ Home
Inspector, the rain gutters and down spouts inspection is a
major area of concern.
SITE
AND DRAINAGE - NEW JERSEY HOME INSPECTORS EVALUATE THE SLOPE
OF THE GROUND FOR DIRECTION OF DRAINAGE - If rain water
drains towards the house instead of away from the house,
serious water damage could develop. The discharge area of the
water gutter downspouts is of vital importance. The amount of
rain water coming off the roof could be in the thousands of
gallons. If the water is being discharged alongside the
foundations, sooner or later, the water will damage the
foundation and migrate into the basement. Every New Jersey
Home Inspector is aware of this situation and will inspect
this area very carefully with your home inspection.
EXTERIOR ASSESSMENT
- HOME INSPECTION - We inspect and report on the overall structure
and the condition of the exterior building materials and related
items. This includes:
siding, paint, trim, decks, patios sidewalks,
outside electric lines, doors, windows, and even vegetation and
trees that could be damaging the dwelling. With a New Jersey Home
Inspector, this areas is important because of the harsh weather
in NJ.

SIDEWALKS - Sidewalk repairs can be very expensive. Our Home Inspector
NJ estimates
that the cost of replacement is approximately $250 per slab in New Jersey. Sidewalks will be
inspected for condition, major cracks and deterioration,
inspection for poor drainage and raised areas that might be
considered a trip hazard, especially slabs that are next to
trees.
It is not uncommon for large tree roots to lift a
concrete slab as much as eight inches.

POWER LINES - The main electrical power line will
be inspected for condition and whether or not the line is
touching any trees. Questions that will be answered are: Is the line a safe height above the grounds and driveway?

DOORS AND WINDOWS - All doors and windows
will be
inspected both from the exterior and exterior. The exterior
doors will be given a special inspection for condition,
weather strips, hardware, water damage, door jams and saddle.
Our Home Inspector NJ knows what the tough weather conditions
in NJ can do to doors and windows so they will pay special
attention to this area.
- ENTRANCE STEPS - if there is one area of a house that
seems to always be in need of maintenance, it's the entrance
steps and porches. Our Home Inspector NJ estimates that 50% of
all New Jersey homes have some type of entrance stairs and
porch damage. There is a long list of home inspection items
that need to be evaluated with step and porch inspections:
structure, safety, condition, railings, steps, footings,
concrete areas, earth to wood contact, inspection for evidence
of poor drainage, direction of the down spout water discharge
since it could be close to the entrance steps or porch. It is
also determined whether the steps and porch settled away from
the house and does the exterior door open over a proper side
landing. An unsafe condition is when the door opens over
steps!

VEGETATION AND TREES - Trees and vegetation planted too
close to the dwelling can cause problems such as: (1) plant or
trees touching the house or roof because it invites carpenter
ants, (2) trees planted too close to the foundation that may
be damaging the foundations, (3) earth to wood contact is
visible, (4) overgrown landscaping and finally signs of poor
drainage with erosion. INTERIOR
ASSESSMENT -
NJ HOME INSPECTION -
We inspect
and report the structural condition of the walls, ceilings,
floor, windows, doors, stairs, electrical outlets, trim, etc.
Again, our Home Inspector New Jersey is well trained in this
area.

WALLS, FLOORS, TRIM AND CEILINGS
- Inspected for condition, stains and settlement. Particular
attention will b paid to the settlement of the floors.
In an older house some settlement can be expected. However,
if the floors are really pitched out of level, it's a sign
of foundation or structural damage. When a floor pitch
problem is noted, our Home Inspector NJ will evaluate the
foundation and structure for condition and settlement.

WINDOWS AND DOORS - The doors and door hardware will
be inspected for condition, function and squareness with
the door opening. The windows are of prime importance in
the inspection. In older houses many times the window
are original and are beyond repair. And, to replace all
the windows in a home is very costly. Most newer style
homes have thermopane windows. It is not uncommon for
these type of windows to have seal problems around the
panes of glass. If the seal's broken, it lets moisture
in between the two panes of glass. A fogged window
develops so the window needs replacement. The New Jersey
Home Inspector is well aware of this type of problem.
And, for the reason mentioned, the window inspection is
very important.

ELECTRICAL OUTLETS
- While inspecting the rooms, our home inspector NJ will
also test some of the electrical outlets for grounding
and function. He will also inspect for over use of
extension cords. An over load of electrical items on
extension cords creates a hazardous condition and is one
of the leading causes of electrical fires.
- HEAT SUPPLY -
Believe it or not, many times a home inspector will
discover that there is no heat in one or several rooms.
People take out radiators, close off the heat register,
remove the baseboards, etc. Our Home Inspector NJ will
examine each and every room for a proper heat supply.
- STAIRS - all
the stairs in the house will be inspected for condition,
uneven step rise, plumb and level and hand rails. If any
handrails are missing or damaged on the stairs or around
the stair openings special attention will be noted in
the report about this condition. Missing, loose or
damaged hand rails is one of the leading causes of
serious injury in the home. Safety issues with stairs is
not to be taken lightly. Our Home Inspector NJ will
check all stairs for safety, function and condition with
every home inspection.
KITCHEN
- Our New Jersey Home Inspector will pay special attention
to the kitchen and all appliances. We will inspect every
cabinet door, drawers, countertop, sink,
plumbing, stove and oven, store vents and fan, floor covering,
walls and trim. We will also test as a courtesy, any
appliances that the client may be purchasing from the seller.
This includes the dishwasher, garbage compactor, refrigerator,
disposal unit and microwave oven.
BATHROOMS - NJ HOME
INSPECTOR- Since bathrooms are a heavy water use area,
special attention will be given to the bathrooms. The Home
Inspector New Jersey will inspect and evaluate the sinks,
bathtubs, toilets and showers. The floors and walls will be
inspected very carefully since water damage is common in these
areas. The bathroom vents, plumbing and the electrical outlets
will also be inspected. The electrical outlets will be tested
for grounding and function. And, if the outlets are GFCI
types, they will be tested to assure that the outlet if
functional.
PLUMBING ASSESSMENT - HOME
INSPECTOR NJ - We will describe and inspect all the
visible plumbing in the house, both the supply and waste
systems. This includes: visible condition of water feed lines,
the waste pipes and vent stacks. Our New Jersey Home Inspector
is very familiar with the newer type of plumbing and, of
course, the older type plumbing systems in New Jersey.
Plumbing repairs are very expensive and our NJ Home Inspector
will examine each and every system very carefully. The main
water supply line and shut off valve will be inspected and
shown to the client so he or she will know where to shut off
the water in case of an emergency. Also included in the
plumbing inspection is the laundry which includes the washer
and dryer connections. And, the plumbing to all the fixtures
in the house will be inspected and tested.
HEATING SYSTEM - HOME
INSPECTOR NEW JERSEY - Our Home Inspector will give
a complete description of the type of heating system being
inspected. The report will describe the overall general
condition of the system along with the exact or approximate
age of the furnace. Our Home Inspector NJ will remove the
front covers of the furnace when possible and inspect for the
following: condition, rust, flame burning appearance,
condition of the filter, etc. With every G. Warren Inc. home
inspection, our NJ Home Inspector will conduct a free carbon
monoxide test on every furnace and hot water heater. We will
make sure that there is heat to every room and if the heating
system has a steam boiler, we will give a courtesy inspection
on the heating pipes for asbestos.
CARBON MONOXIDE TEST - HOME
INSPECTOR NJ - Carbon monoxide is a very dangerous,
colorless, tasteless, non-irritating gas. Every year,
particularly during the heating season, one hears about whole
families that have died from carbon monoxide poisoning. Carbon
monoxide comes from unburned fuel. To protect the client, G.
Warren Inc. will test every furnace and hot water heater for
carbon monoxide. This is done as standard practice with every
New Jersey home inspection and there is no extra charge for
the testing. Our New Jersey Home Inspector takes carbon
monoxide poisoning very serious and will conduct a proper test
with every home inspection.
CHIMNEY - NJ HOME INSPECTOR
- A complete visual inspection of the chimney will be
conducted. Our Home Inspector NJ will inspect for : odor,
condition of the bricks and block, cracks, rain cap, chimney
cap, water problems and poor performance. By poor performance
we mean chimney that is blocked or has a back drafting
problem, these conditions create a very dangerous situation.
Our Home Inspector will also inspect for flashing problems,
stains and chimney discoloration. in the interior of the
house, we will inspect for drafts and cold air around the
fireplace.
ELECTRICAL SYSTEM -
HOME
INSPECTION NJ - The following is only a partial list of
items inspected and evaluated in the electrical inspection. We
will inspect and evaluate the system for size, type of
entrance, condition of wiring and overall safety of the
electrical system. The Home Inspector NJ will also open the
electrical panel and check the following: inspect for aluminum
distribution wiring, the condition of breakers or fuses,
determine the amps if the box has a main breaker and inspect
for the proper grounding of the system.
AIR CONDITIONING - NEW
JERSEY HOME INSPECTOR - Central air conditioning can only
be tested if the outdoor temperature is above 65 degrees. As
per the manufacturers' instructions, to test a central air
conditioning unit below this temperature could cause serious
damage to the unit. Therefore, no home inspector will test an
air conditioning unit in cold weather. However, if the central
air conditioning can be inspected, our Home Inspector NJ will
use the latest high tech equipment. A laser thermometer will
be used to check the supply and return duct air temperatures.
These temperature readings will enable the inspector to
determine the condition and performance level of the unit. Our
Home Inspector NJ will give the system a complete visible
inspection. The following are some of the major AC components
that will be inspected:
compressor / evaporator - besides performance, the unit will
be inspected for rust, physical condition and where and how it
is situated. Service lines will be verified as insulated,
functional and has the proper accepted temperature range for
efficiency. Condenser drains are check for condition and to
determine if the line is being properly discharged. Electrical
disconnects will be checked by the home inspector NJ to very
that there is an electrical disconnect within a few feet of
the compressor unit. If the unit is installed without an
electrical disconnect in this area it may void the
manufacturer's warranty. Mounting platforms compressor should
be mounted on a concrete slab or plastic platform. The unit
should never be just placed on the ground or setup on bricks
or blocks. The unit should always remain level and not be
subjected to rust and deterioration from ground contact.
BASEMENTS AND CRAWL SPACE INSPECTIONS - HOME INSPECTOR NJ
- The basement and crawl space is an area of special concern
because many major problems can develop in this area
particularly the foundation, floor joists, sill plates and the
related wood structure. The New Jersey Home Inspector will
inspect very carefully the foundation walls and slab for any
signs of damage and water penetration. Other areas of concern
for the Home Inspector in the basement are: support columns,
interior chimney, plumbing, electrical, heating, sump pumps,
laundry, entrance doors, stairs, termites, wood rot and "do it
your projects."
ATTIC
- NJ HOME INSPECTOR - The attic is another area that
requires special attention. The first thing the home inspector
will inspect is the overall structure and at the same time
inspect for roof leaks or signs of moisture. If any leaks or
moisture is discovered, our home inspector will then search
for mold. Even though mold is not included in the standard
inspection, if any mold like substance is found, our inspector
will enter the finding in the report as a courtesy. Our Home
Inspector NJ will also recommend in the report that a mod
expert be hired to determine the type and extent of the mold.
The following are some of the attic components that will be
inspected by the Home Inspector: (a) Condition of the roof
structure, which includes bracing and sheating. If the roof
structure has truss style support, the home inspector will
verify that none of the trusses have been cut to allow for
floored storage. We have seen homeowners cut these trusses for
more attic storage area without knowing the structural
importance of the cut truss supports. (b) Inspect for adequate
insulation, the type of insulation and the approximate depth
of the insulation. (c) Fire stoppage barrier - The New
jersey Home Inspector will inspect for a fire stoppage barrier
if a barrier is required. These barriers retard fire
penetration into the adjacent home in case of a fire. An
example of home that requires this type barrier would be an
attached townhouse. (d) Observe for opening in the attic area
that allow small animals or insects to enter. (e) Inspect the
attic ladder, if any, to assure that it is properly installed
and secured.
SKYLIGHTS - HOME INSPECTOR NJ - Ninety percent of all
skylight leaks come from the flashing around the skylight and
our Home Inspector is well aware of this fact. The flashing is
a piece of metal that sits flush up against the skylight
opening and sweeps the rain water away. Skylights require
maintenance and the flashings should be checked and evaluated
at least once every two years. Many leaks are slow and may not
be discovered for several years until the drywall starts to
buckle or stain. Every G. Warren Inc. New Jersey Home
Inspector is well aware of all the problems that can occur
when skylights are not maintained. A visible skylight included
the following: flashings, condensation in the skylight,
skylight glass for cracks. The ceiling around the skylight for
stains. Wood rot and any other type of damage to or around the
skylight.
GARAGE - NEW JERSEY HOME INSPECTION - Inspect the garage
for structure, roof, electrical, windows and doors. Special
attention will be given to the vehicle door. The following
will be tested and inspected: (a) inspection of the condition
of the door and test the garage door opener for operation, (b)
our home inspector NJ will operate the door and evaluate the
opening and closing function, (c) Safety test- If the door has
an automatic opener, our inspector will test the opener to see
if the door automatically reverses when the door is
obstructed. Or if the door stops and reverses when the
electric eyes are blocked. This is very important test
particularly if there are small children in the family that
could get caught under the door.
WATER
PENETRATION- HOME INSPECTOR NJ - Every NJ Home Inspector
knows that water is the enemy and inspects very carefully for
water penetration. Sometimes the pitch of the driveway directs
water towards the garage which may result in water penetration
into the garage. If our home inspector discovers a water
problem caused by an improper driveway pitch, he will
recommend that a professional drain contractor be called to
evaluate the situation to determine if a driveway drain is
needed to alleviate the problem.
